WAT KUNT U VERWACHTEN VAN EEN MAKELAAR?

Wat Doet Een Makelaar

Een makelaar kan een breed takenpakket vervullen en is verantwoordelijk voor alles wat met vastgoed te maken heeft en dit in dienst van de klant.

De belangrijkste verantwoordelijkheden bij het helpen van klanten zijn:

Het taxeren van alle soorten vastgoed
Het aankopen van alle soorten vastgoed
Het verkopen van alle soorten vastgoed

Hierbij heeft de makelaar mogelijk een NVM of VBO keurmerk, maar dit hoeft niet zo te zijn. U heeft met het keurmerk uiteraard veel meer bescherming als klant zijnde. Maar het allerbelangrijkste een erkend makelaar heeft u wellicht liever dan een niet-erkend makelaar. En niet voor niets bestaan deze opleidingen, waarin de makelaars alle kneepjes van het vak leren kennen.

Taxatie

Het waarderen van het vastgoed en deze laten valideren door een erkend taxatie-instituut. In Nederland is dat het NWWI.

Verkopen

Het formuleren van een verkoopstrategie
Het (laten) maken van beeldmateriaal, het plaatsen van de vermeldingen en het eventueel promoten ervan
Het organiseren en houden van bezichtigingen
Het voeren van onderhandelingen namens de klant
Het opstellen van verkoopdocumenten
Het borgen van de voortgang en het controleren van alle benodigde documentatie (denk bijv. vve-documenten)

Aankopen

Het bieden van de juiste hulp, assistentie en advies bij de aankoop van een woning
Hierbij zorgt de aankoopmakelaar voor een goed verloop van de aankoop en behartigt hierbij de belangen van de klant.
Het formuleren van het bod en het op de juiste wijze onderhandelen om de kans op de de beste condities te vergroten

1. Bod aanvragen

U start het proces door uw woning kosteloos aan te melden voor een in zijn geheel vrijblijvend bod.

2. Onderhandeling

Overeenkomen over alle details. Wat zijn uw wensen voor wat betreft overgangsdatum of oud meubilair?

3. Overdracht bij notaris

Als de koopovereenkomst is getekend, worden de gegevens naar de notaris gestuurd. Meestal kunt u de dag na de passeerdatum de overwaarde verzilveren.
